Hi all,

I apologize for not posting for a long while as I have been inundated with work from my class in progress call ed “BOLD”. I have resolved to continue this blog along with the class demands as this class would have me do. It’s a life-changing series of events, the BOLD class, and it’s helping immensely.

See you this Wed. for an up-to-date posting.

Sincerely,
Gary Dominguez

What it’s about: Doing the things you know you should be doing (and should have been doing all along) and having the strength to be uncomfortable doing them - something to remember for everyone, whatever your goals.

This is the title of a class some of us are taking in over the next 7 weeks that will help us to help our clients in a more straightforward, engaging manner. It promises to be a great one and we are looking forward to it. I know we are, and we look forward to helping you, our clients more effectively.

If your real estate agent is not presenting to you all the data and information about the local real estate market that his association (such as Bay East Association of Realtors) has readily available to him or her, to show you how to make rational, good decisions regarding your home purchase or sale, it may be time to consider working with an informed agent who is thoroughly familiar with your local market from a analytical and business point of view as well as a physical one.

As I become more and more involved in real estate data analysis, I realize that trends are what we can use to predict the future as accurately as possible with what tools we have. This is becoming a core principle and methodology of our team’s business. We feel that this is an important direction and we will continue to improve it’s use for our clients.

Movies and Homes

Posted by Gary Dominguez under For Buyers, For Sellers, General Information

I saw the best movie of it’s genre yesterday since the first Star Wars, and that, of course is Avatar. We missed it in IMAX but caught it in 3D. See it in 3D. Can you fall in love with a computer-generated character? Of course you can. Technical perfection, magic, standard emotional story done (and not overdone) correctly. And, over everything else, the ultimate in creativity and skill. See it for the experience. Remember it for it’s story. Be awestruck by it’s vision.

Of course, we always try to relate movies to our particular selves, and I can’t do that for Avatar and real estate except to say that the movie suggests pride in your home, your neighborhood, and your loved ones. When searching for a home, remember to keep pride in mind - do you want to have a home to be proud of or just a place to sleep and hang your hat? Do you want a safe and beautiful neighborhood? Can your family be happy with the home you are considering? These are all things to remember when buying and also when selling.

I had the occasion today, on Broker’s Tour, to see a very nice property in the Mohr Ave. area. This is a 3-Bedroom, 2.5 bath, 1745 Sq. Ft. home that has been completely upgraded. I was impressed by it’s appearance and the infromation that it has an upgraded furnace and AC as well as dual pane windows and granite counter tops. In a great family neighborhood, this home is price at only $649,000.

To see this home at your convenience, please give me a call at 925-596-0169.

Hi all,

Most people more than likely felt the recent earthquake a little while ago in the south Pleasanton and possibly other areas. Although I did not look up any information as yet, my estimation of it’s Richter magnitude is 4.3.

It just brings to mind something more important than many do not realize about your home in the bay area:

Disaster preparedness is crucial to your well-being and personal survival after a substantial earthquake. Remember that an earthquake much stronger than the one today WILL happen in the bay area - we just do not know when it will happen.

Help will not be available immediately after a strong earthquake and for days after - possibly extending out to one week and beyond. If you are not prepared to survive, you will experience great stress and inconvenience, especially if your dwelling is damaged and your personal supplies are not available.

If you would like more information, please call me because, besides being a real estate consultant, I am a member of our local Citizen’s Cores Volunteers and the Community Emergency Response Team. I am very famiiliar with what you need to do in this situation and I can give you information for getting prepared for such an event - in order to care for your family, your loved one’s and your home.

As a benchmark for the first of this year, the Average Final Sold Price over the last three months for homes in Pleasanton and in Livermore remains almost level with a slight decreasing trend. As this trend begins to go upward, as many expect, there will be more competition for existing sales to avoid higher prices. It’s time for both buyers and sellers to consider their options pending the expected market changes.
